This single registry serves all 15 Cape Cod towns: Barnstable, Bourne, Brewster, Chatham, Dennis, Eastham, Falmouth, Harwich, Mashpee, Orleans, Provincetown, Sandwich, Truro, Wellfleet, and Yarmouth. Every deed, mortgage, lien, plan, and trust for property in these towns gets recorded here. The registry was founded in 1685, making it one of the older registries in the state. Land Court records here go back to 1898. If you need to record a new document or look up an old one, this is where all Cape Cod property records live.

Search Barnstable Property Records Online
Barnstable County offers one of the more detailed online search systems in the state. The Barnstable County search portal gives you 12 different ways to look up records. For recorded land, you can search by name, book and page, year and instrument number, or entry date. There is also an address-based search that covers all land documents. Land Court records have their own set of search tools: search by name, document number, certificate number, or entry date. Plans can be searched by name, book and page, or plan number. It is a thorough system.
You can also use MassLandRecords.com to search Barnstable County records. This is the state's free portal run by the Secretary of the Commonwealth. Both sites pull from the same data, but the Barnstable-specific portal has a few extra features like the "Find My Deed" tool, which is a simple search for homeowners who just want to find their own deed by name and town.
Viewing documents is free. Images show a "not an official copy" overlay. To print clean copies without the overlay, the cost is $1 per page. You can pay by credit card, though there is a convenience fee of $4 for transactions up to $100 and 4% for anything over $100. Cape View account holders can also use their account for payments.

Barnstable County Record History
A fire on October 22, 1827 destroyed most of the pre-1827 records at the Barnstable County Registry. Only Volume 61, covering 1804 to 1808, survived. After the fire, the registry worked to rebuild its records by asking property owners to re-record their deeds. The reconstruction effort brought records back to about 1783, but anything before that is gone for good. This is worth knowing if you are doing a deep title search on very old Cape Cod property. Registry records from 1742 to 1827 are partial at best.
From 1827 on, the records are complete. Modern records are fully digitized and available online. The registry is compatible with Chrome, Safari, Edge, and Firefox. Tablets and phones work too. You do need to enable pop-ups if you want to print.
Barnstable Property Recording Fees
Recording fees at the Barnstable County Registry follow the statewide schedule set by Massachusetts law. A deed costs $155 to record. Mortgages are $205. Mortgage discharges run $105. A Declaration of Homestead, which protects your home from most creditors under M.G.L. Chapter 188, costs $35 to file. Plans are $105 per sheet. Most other documents are $105 each.
The excise tax on deed transfers is $4.56 per $1,000 of the sale price. On a Cape Cod home selling for $600,000, that comes to $2,736 in excise tax alone, separate from the recording fee. Certified copies cost $10 plus a per-page fee. Plain copies are $1 per page. Deed copy requests are $3. These fees are the same as every other Massachusetts registry since the state sets them.
E-recording is also an option for attorneys and title companies who need to file documents without coming to the office in person.

Property Laws in Barnstable County
All Barnstable County property records fall under M.G.L. Chapter 183, which governs the transfer and recording of real property in Massachusetts. This law sets out how deeds must be written, signed, and recorded to be valid. A deed that is not recorded may not protect the buyer against later claims. Registered Land properties in Barnstable County follow M.G.L. Chapter 185. Under this system, the Land Court issues a Certificate of Title, and the state guarantees ownership. About 10 to 20 percent of Massachusetts properties use this system. If your Cape Cod property is on Registered Land, you need to work through the Land Court process when recording certain documents. Public access to all recorded documents is protected under M.G.L. Chapter 66, meaning anyone can view these records.
